Flex Space vs. Office Space in Omaha
July 31, 2026 · 3 min read
"Flex space" is a common search in Omaha commercial real estate, and it means different things to different people. Some want a small warehouse with an office in front. Others want a flexible office suite. Those are different buildings in different parts of town, and touring the wrong kind wastes everyone's week. Here is how the terms break down.
Flex Space
In the industrial market, flex space means a building that combines office and warehouse or showroom under one roof. Think of a contractor's shop with a reception area, a medical-supply distributor with a small showroom, or a lab with a loading dock. The telltale signs are a grade-level or dock-height overhead door, higher ceilings in the back, and a concrete floor rated for forklifts.
Flex space in Omaha clusters along the industrial corridors: around the airport, along L Street and Q Street, in Millard, and in the business parks near Sarpy County. It is usually leased per square foot on an NNN basis, with the office portion finished and the warehouse left open.
You want flex space if your business receives or ships pallets, stores inventory or equipment, builds or repairs physical things, or needs vehicles to pull inside.
Office Space
A traditional office suite is finished space in an office building: private offices, open work areas, conference rooms, a kitchenette, and shared building amenities. There is no overhead door and no warehouse. Suites are quoted per rentable square foot, either full-service or NNN, and the building typically provides the lobby, restrooms, parking, and often a shared conference facility.
Office space concentrates downtown, in Aksarben, and along the West Dodge corridor. Class A buildings, such as our own Millennium Plaza on West Dodge Road, add covered parking, fitness and meeting facilities, and on-site management.
You want office space if your team works at desks, meets clients in person, and needs a professional address. The question then becomes how much office space you need, not what type.
Live-Work Space
Live-work units combine a residence with a commercial or studio space, usually in a mixed-use development. They are rare in Omaha and depend on zoning that allows both uses on the same parcel. If this is what you are after, you are searching the residential market and a handful of mixed-use projects, not the office or industrial market.
"Flexible" Office
Finally, some searchers mean flexibility in the lease terms: month-to-month, a single office, or a coworking membership. That is a product offered by coworking operators and executive-suite buildings, mostly downtown and in midtown. Traditional office landlords, including us, lease full suites on multi-year terms. If your team is three people and you may double or vanish in a year, coworking is the honest answer, and we will tell you so.
The Short Version
| You need | Search for |
|---|---|
| Warehouse plus front office | Flex or light industrial |
| Desks, meetings, a professional address | Office space |
| A place to live and work | Live-work or mixed-use |
| One desk, short commitment | Coworking or executive suites |
If office space is the answer and your team is mid-sized, see what is available at Millennium Plaza. If it is not, we hope this saved you a few tours.
